Whether you're adding a compact backyard retreat or starting from scratch on your dream home, the way you build is just as important as what you build. Choosing the right construction method can mean the difference between a streamlined project and one that drags on (and on).
So, what are your options? The three most common methods are:
1. Modular construction
2. Stick-built (traditional on-site construction)
3. Panelized construction (our favorite—more on that soon)
Each has its own pros, cons, quirks, and ideal use cases. And spoiler alert: there’s no one-size-fits-all answer. But understanding each method will help you make an informed choice for your property, timeline, and goals.

1 - Modular ADUs. Fast, but not always flexible.
What is an ADU?
Modular homes or ADUs are built in large, pre-finished sections (called modules) inside a factory. These modules are then transported to your site and assembled, typically using a crane.
👍 Perks:
With most of the work done off-site, modular builds are some of the quickest on the market.
Factory settings allow for consistency in how components are made.
👎 But...
Cranes are often needed to lift and place the modules. That’s a no-go for tight lots, sloped terrain, or hard-to-reach urban backyards.
Modular homes are usually based on pre-designed templates, which means customization is limited.
Moving large sections can come with additional costs, regulations, and headaches, especially in cities with narrow streets or steep driveways.
Is Modular Right for You?
If you’ve got a flat, accessible lot and want to move quickly, modular might check all the boxes. But if you’re looking for a personalized touch or have a challenging site, you might hit some roadblocks—literally and figuratively.

2 - Stick-built ADUs. The classic (and complicated) choice.
What is a Stick-Built
This is the traditional way homes have been built for decades. Everything happens on-site; from framing to roofing to finishing touches.
👍 Perks:
Want a fully custom floor plan? Unique rooflines? Stick-built gives you complete design freedom.
Great for tricky property layouts.
👎 But...
Completely on-site work means slower build times.
Custom often means more labor, more professionals (architects, engineers, trades), and more oversight.
Stick-built projects can require multiple subcontractors and a tight schedule to stay on track.

Is Stick-Built Right for You?
If you’ve got a healthy budget, flexible timeline, and a vision that other methods can’t accommodate, stick-built is a solid (slower) option. Just be prepared to manage, or delegate, a lot of moving parts.
3 - Panelized ADUs.
The Goldilocks of construction.
What is a panelized ADU
Panelized homes are built from pre-engineered wall and roof panels that are constructed in a factory, then transported to your site and assembled on location.
👍 Perks
Since major components are pre-made, on-site construction is significantly reduced.
While not quite as customizable as stick-built, panelized homes offer far more flexibility than modular builds.
No crane needed = less site disruption. Works great on slopes, narrow access points, and infill lots.
Less material waste, optimized cuts, and more sustainable practices overall.
Factory production = tighter tolerances and better energy efficiency down the line.

Panelized homes need to be assembled by a crew familiar with the process. This isn’t a job for a team figuring it out as they go.
While quicker than stick-built, panelized construction still takes a little more time than fully modular setups. But that’s often a tradeoff worth making for added quality and flexibility.
